REAL ESTATE TERMS:
Any competent adult with a satisfactory photo identification who properly registers and complies with the Terms of Auction may bid. Auctioneer may refuse to register or expel any person who is disruptive, noncompliant, or previously caused a problem for Seller or Auctioneer. Bidder must present a $5,000.00 cashier's check to Auctioneer at registration. This must be in the form of cashier's check, made payable to Bidder. The requirements for Bidder registration may be waived by Auctioneer with respect to any Bidder, without waiving same for any other Bidder. There will be a 10% buyers premium. Balance due at closing. Closing within 30 days. This contract will not be contingent upon the buyer's ability to obtain financing. If buyer is unable to obtain financing or otherwise defaults, he or shie will forfeit their earnest money. Sells 'As Is' where is without any warranties expressed or implied.

Driving North on US49/Linwood Drive, (at the stop light) take a right onto W. Mueller Street, then take your first right onto Oakland Street. House will sit on the left (East) side of the road.
