Method of Sale- Walker Auctions LLC will sell at auction the Sonnie and Catharine Walker Trust consisting of approximately 480.45 Farmland Acres (472.21 Cropland Acres, 487.90+/- deeded acres) 2 miles west of Wardell, MO. The farm may be offered in separate tracts including the home as a separate tract, a combination of tracts, and offered as a whole. This will be a simulcast auction where buyers can bid on site or online.

Acreage- The stated acreage is based on FSA and County Assessor records- 480.45 Farmland Acres, 472.21 cropland acres and 487.90 deeded acres.
Survey- Seller is not providing a survey except for the survey involving the home tract and the survey involving the shop tract.
Down Payment- 10% down on each tract is due the day of the auction with the balance due in 60 days or prior at closing. It is the desire of the seller to close before the end of 2019. If the seller needs extra time due to the loan or title process, closing time will be extended to 60 days past the auction. The down payment must be in the form of a personal or company check accompanied with a bank letter guaranteeing minimum funds are available, or cashier’s check.
Financing- Bidding is not contingent upon financing. Buyer should have financing arranged or be capable of paying cash at closing.
